Investor Project: High Quality Renovation and Successful Profit

This job was on Port Royal Drive in Toms River NJ, and adult community section. When we walked into this house we quickly realized the layout needed some adjusting. We starting throwing around ideas and narrowing down what the investors wanted to accomplish with this house. After hours of brainstorming we came up with one of our 3D designs and knew what needed to be done. Originally, the kitchen had a washer dryer room right off of it, really constricting the space. We decided to remove the washer dryer room, and a wall separating the kitchen and the living room, giving it a massive open space concept area. We framed in a new washer dryer room next to the coat closet. We designated the dining area near the slider and used the previous dining area for the washer dryer room since it was a small space off of the hallway. Inside the master suite, there was a small linen closet off the hallway eating into the master suite closet, which was pushing the bathroom over and eating up space. We eliminated the linen closet, moved the closet over, and opened up the bathroom, and the bathroom door. After we framed out the new layout we installed new windows on the exterior then drywalled the house. The kitchen has white shaker cabinets, with granite counter tops, a large island with a granite counter top. We installed crown on top of the cabinets, and put in stainless steel appliances. The bathroom vanity tops had granite installed on top of them as well. In the master bathroom we put in a 48″ vanity, tiled the shower walls, and the bathroom floor. We also installed a glass shower door. On the outside of the house we power washed and painted the siding, wrapped the windows with trim, remove 2 large trees, installed a new garage door, and also put a 2″ overlay on the driveway. This project came out beautiful and the investors were extremely happy.
